Area Soft Services Manager - South Midlands

Location: South Midlands
Salary: Up to £37,500 per annum (DOE) plus Company Car or Allowance

Due to the location of sites in Coventry, Rugby, Northampton, Milton Keynes and Banbury - we are ideally looking for someone based between Rugby and Northampton.

About the Role

We have an exciting opportunity for an experienced Area Soft Services Manager to join our 14forty team, leading the delivery of soft FM services across a portfolio of sites throughout the South Midlands.

Covering cleaning, security and catering, this is a varied multi-site role with a particular focus on cleaning standards and service excellence. We're therefore looking for someone with a strong cleaning background who also has the operational capability to oversee a broader range of soft services.

You'll be visible across your sites, working closely with onsite teams and client stakeholders to ensure consistently high standards, strong compliance and delivery against contractual SLAs and KPIs.

Key Responsibilities

• Lead the day-to-day delivery of cleaning, security and catering services across multiple sites.
• Take a proactive lead on cleaning standards, ensuring consistently high levels of presentation, hygiene and service delivery.
• Conduct regular site visits, inspections and audits, identifying areas for improvement and implementing effective action plans.
• Lead, motivate and support onsite teams, creating a positive culture focused on service excellence.
• Build strong relationships with site managers and key client stakeholders.
• Ensure services consistently meet contractual SLAs, KPIs and compliance requirements.
• Manage recruitment, training, performance and development of team members.
• Ensure full compliance with Health & Safety legislation, company procedures and client requirements.
• Manage subcontractor performance where applicable.
• Identify opportunities to improve efficiency, service delivery and environmental performance.
• Maintain strong budgetary control and ensure services are delivered effectively within agreed financial parameters.
• Share best practice across the portfolio and drive continuous improvement across all sites.

About You

You'll be an experienced, hands-on soft services professional who enjoys working across multiple locations and building relationships with both teams and clients.

We're particularly interested in someone who has a strong bias towards cleaning, understands what excellent cleaning operations look like and can confidently drive standards across a diverse portfolio.

Essential:

• Proven experience managing cleaning services within a multi-site FM environment.
• Experience managing or overseeing additional soft services such as security and/or catering.
• Strong understanding of cleaning standards, auditing, compliance and service improvement.
• Previous experience managing teams across multiple locations.
• Confident managing client relationships and addressing operational challenges.
• Good understanding of SLAs, KPIs and contractual service delivery.
• Strong people management skills, including recruitment, performance and absence management.
• Commercial awareness with experience of managing budgets and controlling costs.
• Excellent communication, leadership and organisational skills.
• Full UK Driving Licence.
• Flexibility to travel regularly.
