Mechanical Manager - JLL

Step into a career-defining leadership role at Metropolis at Metrotown, one of Canada's largest, most prestigious commercial retail properties. Managing systems at this scale is an exceptional opportunity in facilities management-one that pairs full operational ownership of critical mechanical, electrical, and life-safety systems with the backing and resources of a global real estate leader. You will mentor a dedicated in-house technical crew, drive cutting-edge energy and sustainability initiatives across millions of square feet, and directly influence the performance of a flagship British Columbia destination. What your day-to-day will look like:

• Provide engaged leadership, coaching, and daily support to an experienced unionized team of 7, championing a strong safety culture and team development.
• Direct and elevate predictive and preventative maintenance programs across all complex central plant, HVAC, electrical, and life-safety infrastructure.
• Serve as the trusted technical partner for retail tenants, ensuring prompt resolution of building systems inquiries and exceptional service delivery.
• Own the department's financial health by building operating budgets, tracking variances, and managing CAM-related procurement and purchase orders.
• Negotiate service agreements and hold specialty contractors and vendors to top-tier delivery, safety, and quality standards.
• Identify, plan, and deliver strategic energy-conservation and decarbonization initiatives that tangibly reduce the property's environmental footprint.
• Review mechanical drawings and collaborate closely with the Tenant Coordination team on fit-outs, system tie-ins, and equipment replacements.

Required Qualifications:

• Minimum 5 years of mechanical and electrical systems experience in a supervisory or management capacity within commercial properties or central plants.
• Valid 4th Class Power Engineer Certificate (or higher).
• Demonstrated leadership capability with a talent for mentorship and clear communication; experience in a unionized environment is a strong asset.
• Proven ability to manage multi-stakeholder relationships with tenants, corporate partners, and external authorities.
• Solid business acumen, including practical experience with departmental budgeting and financial tracking.
• Strong organizational agility to balance planned capital projects with day-to-day operational demands.

Preferred Qualifications:

• A Trade Qualification (TQ) certificate in a relevant mechanical or electrical trade (e.g., HVAC, refrigeration, plumbing, electrical).
• Operational leadership experience within a large-scale commercial retail, campus, or high-density facility.
• Hands-on expertise with modern Building Management Systems (BMS), life-safety systems, and preventative maintenance (CMMS) software.
• Established track record in vendor contract negotiation and strategic RFP management.
• Experience successfully implementing energy-efficiency, retro-commissioning, or utility-reduction projects.

Estimated compensation for this position:

92,512.00 - 115,696.00 CAD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
